Choosing Where to Stay at Walt Disney World

12 August 2025 by Steve Bell 2 Comments

Planning Your Disney Vacation

When you’re planning a Walt Disney World vacation, one of the biggest decisions you’ll make is where to stay. Your resort choice can set the tone for your entire trip — and for military families, it can also affect your budget, benefits, and convenience.

As a rule of thumb, Disney-owned resort hotels give you the full, immersive Disney experience from start to finish. Staying in an on-property non-Disney hotel is the next best thing, offering proximity and some perks, but not the same level of Disney magic. Off-property hotels are often the most budget-friendly, but come with trade-offs like longer commutes and losing that “Disney bubble” feeling.

Your budget matters — but it’s not the only factor. Location, transportation, amenities, and the overall vibe can make a huge difference. Let’s break down your options so you can find the right fit.

Disney-Owned Resorts – The Full Disney Experience

If you want to be surrounded by Disney magic from the moment you wake up to the moment you go to bed, a Disney-owned resort is the way to go. These resorts are themed down to the smallest detail, feature top-notch guest service, and offer exclusive perks.

How to Decide on a Disney Resort

  • Budget – Choose among Value, Moderate, and Deluxe categories.
    • Value Resorts: Lowest cost while still staying in the Disney bubble. Fun theming and icons kids love, smaller rooms, food courts only.
    • Moderate Resorts: Middle ground with bigger rooms, better dining (sometimes table service), more relaxed theming.
    • Deluxe Resorts: Top-tier with prime locations, larger rooms, concierge-level service, spas, and signature dining.
  • Location – Pick resorts close to your favorite park(s) to cut travel time.
    • Magic Kingdom area: Polynesian, Grand Floridian, Contemporary, Wilderness Lodge — great for families with small kids.
    • EPCOT/Hollywood Studios area: Yacht & Beach Club, BoardWalk Inn, Swan & Dolphin — walk or boat to two parks.
    • Disney Skyliner area: Pop Century, Art of Animation, Caribbean Beach, Riviera — affordable and efficient access.
    • Animal Kingdom area: Animal Kingdom Lodge — one-of-a-kind savanna views and immersive theme.
  • Transportation – Consider the monorail, Disney Skyliner, boats, and buses.
    • Monorail: Fast and iconic service to Magic Kingdom and EPCOT.
    • Disney Skyliner: Scenic gondola system with access to EPCOT and Hollywood Studios.
    • Boats: Relaxing rides connecting Magic Kingdom resorts, Crescent Lake resorts, and select parks.
    • Buses: Available at every resort; main option for Animal Kingdom and Disney Springs.
  • Amenities – Pools, recreation, and on-site dining vary widely.
    • Pools: From simple Value pools to elaborate complexes like Stormalong Bay.
    • Dining: Food courts at Values, table service at Moderates, signature dining at Deluxes.
    • Recreation: Movie nights, bike rentals, fishing, fitness centers, and more.
  • Vibe – From high-energy to laid-back, there’s a style for every family.
    • High-energy & kid-friendly: Pop Century, Art of Animation, All-Star Resorts.
    • Relaxed but fun: Port Orleans Riverside & French Quarter, Caribbean Beach.
    • Elegant & upscale: Grand Floridian, Yacht Club, Riviera.
    • Themed & immersive: Animal Kingdom Lodge, Polynesian, Wilderness Lodge.

Perks That Matter

  • Early Theme Park Entry – for all Disney resort guests.
    • Enter any of the four theme parks 30 minutes before regular opening.
    • Great way to ride one or two top attractions before the crowds build.
    • Applies to Disney-owned Resorts, Shades of Green, and select on-property non-Disney hotels (like Swan, Dolphin, and Swan Reserve).
  • Extended Evening Hours – for Deluxe and Disney Vacation Club resorts.
    • Available on select nights at Magic Kingdom or EPCOT.
    • Guests can enjoy up to 2 extra hours in the park after closing.
    • Lower crowds mean much shorter wait times for popular rides.
    • Best perk for night owls, families with older kids, or adults-only trips.
    • Applies to Disney-owned Deluxe Resorts, Shades of Green, and select on-property non-Disney hotels (like Swan, Dolphin, and Swan Reserve).

On-Property Non-Disney Resorts – The Middle Ground

Not every hotel on Walt Disney World property is owned by Disney. Several third-party hotels sit right on Disney property or just steps from it. They can be great if you have hotel loyalty points to use or if you find a strong rate — and some even offer limited Disney perks like Early Theme Park Entry.

Things to Consider

  • Budget – Rates can be lower than Disney-owned resorts, especially for suites.
  • Loyalty Points – Many belong to Marriott, Hilton, or Wyndham.
  • Location – Some are walkable to Disney Springs or near the EPCOT-area resorts.
  • Transportation – Most provide theme park shuttles (often less frequent than Disney’s).

Special Mention: Shades of Green (For Eligible Military & DoD)

  • Veterans: Non-retired veterans can book during Seasonal Salute windows in January and September.
  • NOAA & USPHS: Eligible with no time-based restriction.
  • DoD civilians: Eligible with no time-based restriction.
  • Room details: Standard and Poolside rooms sleep up to 5 (plus a crib).
  • Rates: Set annually on October 1 and do not vary seasonally; parking is included.

Other Non-Disney Hotels On Property

Another option for military families is the group of Disney Springs Resort Area Hotels, as well as the Walt Disney World Swan, Dolphin, and Swan Reserve Resorts. These are located on Walt Disney World property but are not owned by Disney. They often provide excellent rates and sometimes military discounts while keeping you very close to the action.

Disney Springs Resort Area Hotels

All of these are within walking distance of Disney Springs, making dining and entertainment easy after a day in the parks. Guests at these hotels also receive Early Theme Park Entry benefits.

  • B Resort & Spa – Modern, stylish hotel with family-friendly amenities and a relaxing pool area.
  • DoubleTree Suites by Hilton Orlando – All-suite accommodations, great for families who want extra space.
  • Hilton Orlando Buena Vista Palace – Large resort with spacious rooms, multiple pools, and a lazy river.
  • Hilton Orlando Lake Buena Vista – Classic Hilton amenities with several restaurants, directly across from Disney Springs.
  • Holiday Inn Orlando – Disney Springs Area – Reliable, budget-friendly choice with solid amenities and good service.
  • Wyndham Garden Lake Buena Vista – Affordable option with two pools, tennis, and a casual, family-friendly atmosphere.
  • Wyndham Lake Buena Vista – Upgraded version of the Garden property with tower rooms and extra amenities.

Disney World Disney Springs Hotels offer Military Discounts

Walt Disney World Swan, Dolphin, and Swan Reserve

Located near EPCOT and Disney’s Hollywood Studios, these resorts are operated by Marriott but offer many Disney perks, including Early Theme Park Entry and Extended Evening Hours for Deluxe resort access.

  • Walt Disney World Swan – Stylish accommodations with Westin’s Heavenly Beds, plus easy access to the BoardWalk area.
  • Walt Disney World Dolphin – Largest of the three, with multiple restaurants, a full-service spa, and a large pool complex.
  • Walt Disney World Swan Reserve – Boutique-style property with upscale rooms and suites, ideal for families or couples wanting a quieter stay.

The Walt Disney World Swan, Dolphin, and Swan Reserve Resorts are all operated under the Marriott Bonvoy portfolio:

  • Swan & Swan Reserve – Westin brand (so the rooms feature Westin’s signature Heavenly Beds and other Westin-style touches).
  • Dolphin – Sheraton brand (so it carries Sheraton styling and amenities).

All three are managed by Marriott International and participate in the Marriott Bonvoy rewards program, which means military families who are Marriott members can earn or redeem points when staying there.

Off-Property Resorts – Budget-Friendly but Less Magical

Taking the Kids to Disney While the Service Member is Deployed

If budget is your top priority, or your hotel points only work off-property, staying outside Disney can make sense. Just know you’ll give up on-site perks and some convenience.

Pros

  • Lower Cost – Often significantly cheaper than Disney property.
  • More Space – Condos and vacation homes offer multiple bedrooms and kitchens.

Cons

  • Commute Time – Traffic can be heavy, especially after park closing. From some Kissimmee/US-192 locations, it can take 60–90 minutes to get back.
  • No Disney Perks – You’ll pay for theme park parking and miss Early Theme Park Entry.
  • Breaking the Bubble – Leaving property nightly can make the trip feel less magical.

Deciding on a Location

Once you know which category fits your family, choose your “home base” by thinking about park proximity, preferred transportation, and the experience you want between park days.

  • Close to Favorite Parks
    • Magic Kingdom area: Polynesian Village, Grand Floridian, Contemporary, and Wilderness Lodge are perfect for Magic Kingdom lovers. Quick monorail or boat rides make midday breaks easy.
    • EPCOT & Hollywood Studios area: Yacht & Beach Club, BoardWalk Inn, and the Swan/Dolphin/Swan Reserve border Crescent Lake with walk or boat access to both parks.
    • Disney Skyliner area: Pop Century, Art of Animation, Caribbean Beach, and Riviera all have direct Skyliner access to EPCOT and Hollywood Studios.
    • Animal Kingdom area: Animal Kingdom Lodge is the only option here, but its savanna views and immersive theming are unmatched.
  • Transportation Style
    • Monorail: Fast, iconic access to Magic Kingdom and EPCOT.
    • Disney Skyliner: Scenic gondola travel to EPCOT and Hollywood Studios — fun and efficient.
    • Boats: Relaxing rides from Crescent Lake resorts to EPCOT/Hollywood Studios or from Bay Lake resorts to Magic Kingdom.
    • Buses: Available everywhere, but resorts with multiple transport modes often save time.
  • Resort Features
    • Pools: Simple pools at Values versus destination-level complexes like Stormalong Bay at Beach Club.
    • Dining: Food courts for speed, table service at Moderates, or signature dining at Deluxes.
    • Atmosphere: High-energy and kid-focused (Art of Animation) versus peaceful and romantic (Polynesian, Grand Floridian).
    • Extras: Unique activities like campfires, bike rentals, fishing, or character dining.
  • Budget vs. Experience
    • Moderates like Port Orleans Riverside can strike the best balance of cost and amenities.
    • Value resorts save hundreds, freeing budget for souvenirs, dining, or Lightning Lane passes.
    • Deluxe resorts can be worth the splurge for location and perks like Extended Evening Hours.

FAQ

What are the main differences between Disney-owned, on-property non-Disney, and off-property hotels?

Disney-owned hotels keep you fully “in the bubble,” have the most reliable transportation, and include Early Theme Park Entry (and, for Deluxes, Extended Evening Hours). On-property non-Disney hotels (e.g., Swan/Dolphin/Swan Reserve, Disney Springs Area Hotels, Shades of Green) offer proximity and some perks. Off-property is usually cheapest but adds commute time and typically loses Disney perks.

Which resort category should I pick: Value, Moderate, or Deluxe?

Pick based on budget, location, and vibe. Values = lowest price/food courts/smaller rooms. Moderates = balance of cost/space/better pools. Deluxes = best locations, largest rooms, and Extended Evening Hours.

Do all on-property hotels get Early Theme Park Entry?

Disney-owned resorts, Shades of Green, Swan/Dolphin/Swan Reserve, and Disney Springs Resort Area Hotels include Early Theme Park Entry (30 minutes before regular opening).

Which hotels get Extended Evening Hours?

Disney Deluxe and Deluxe Villa resorts, Shades of Green, and Swan/Dolphin/Swan Reserve on select nights (typically at Magic Kingdom or EPCOT).

How do Shades of Green benefits compare?

Shades guests receive Early Theme Park Entry and Extended Evening Hours eligibility. Shades room rates are tax-exempt. Rooms are large (sleep up to 5), and rates are set annually rather than fluctuating daily.

Who is eligible to stay at Shades of Green?

Active Duty, Guard/Reserve (on orders), military retirees, 100% service-connected disabled veterans, eligible DoD civilians, NOAA/USPHS, and (seasonally) non-retired veterans during January/September “Seasonal Salute” windows.

Is the walkway from Shades of Green to Disney’s Polynesian open?

No. Direct walkway access is closed; plan on Shades buses or ride-share to TTC/parks.

How do the Swan, Dolphin, and Swan Reserve work with Disney perks and points?

They include Early Entry and Extended Evening Hours and participate in Marriott Bonvoy (earn/redeem points).

Is off-property always cheapest?

Often, but add theme-park parking, ride-share costs, and extra time. If you’ll buy Lightning Lane passes or value Early/Extended Hours, staying on-property can offset some savings.

Should I consider a split stay?

Yes—start at a Value/Moderate, finish at a Deluxe near your most-visited park; or combine a Disney resort with Shades of Green to balance perks and price.

When should I book to get the best selection?

As early as possible, especially for peak seasons and resorts with limited inventory (e.g., Skyliner resorts, EPCOT-area, Shades of Green suites).

How do transportation options impact my choice?

Monorail/Skyliner/walkable locations save significant time. Bus-only resorts are fine, but factor in waits and end-of-night crowds.

What about parking fees?

Disney resort guests don’t pay nightly self-parking and get free theme-park parking. Shades of Green charges $17/night to park at the hotel; Disney theme-park parking is paid if you drive from Shades (you can use buses/monorail/boats instead).

Do I need MagicBands?

No. Phones or cards work for tickets and Lightning Lane. Disney resort guests can buy discounted bands pre-arrival; Shades and other non-Disney guests can purchase retail bands (no room-charge link at Shades).

How-To: Choose the Right WDW Resort for Your Family

  1. Set your nightly budget (min/max). Decide how much location/perks are worth to you.
  2. Pick your category (Value/Moderate/Deluxe or Shades of Green) based on room size, dining, and amenities.
  3. Choose a “home park.” If most time = Magic Kingdom, favor monorail/boat resorts; for EPCOT/Studios, favor Crescent Lake/Skyliner.
  4. Prioritize transport (walk/monorail/Skyliner/boats vs. buses) to cut travel time and stress.
  5. Match the vibe (high-energy for kids vs. calm/elegant for adults).
  6. Confirm bed setup & occupancy (e.g., 2 queens + daybed at Shades; some Values sleep 4).
  7. Account for perks (Early Entry, Extended Evening Hours) and your Lightning Lane strategy.
  8. Price exact dates (Disney rates vary by day; Shades is fixed annually). Include taxes/fees and parking differences.
  9. Book refundable reservations and note deposit/cancel policies.
  10. Plan airport & park transport (Mears/rideshare/rental car; bus/monorail/Skyliner/boats).

How-To: Compare True Total Cost (Disney vs. Shades vs. Off-Property)

  1. Room subtotal: nightly rate × nights (include taxes for Disney/others; Shades is tax-exempt on room).
  2. Parking:
    • Disney hotels: $0/night; theme-park parking included.
    • Shades of Green: $17/night at hotel; theme-park parking extra if you drive.
    • Off-property: check nightly parking + theme-park parking.
  3. Airport transfers: round-trip MCO costs (Mears, rideshare, car rental, etc.).
  4. Transit time value: estimate extra ride-share or your time cost if off-property/remote.
  5. Perk value: Will Early Entry/Extended Evening Hours let you skip buying as many Lightning Lanes?
  6. Food plan: food court vs. table service; proximity to Disney Springs/BoardWalk options.
  7. Loyalty points: subtract redeemed value or add earned value for Swan/Dolphin or Disney Springs partner hotels.
  8. Total & compare: pick the option with the best value per hour of park time, not just the lowest sticker price.

How-To: Do a Smart Split Stay

  1. Sequence: Start Value/Moderate (or Shades) → finish Deluxe near your most-visited park.
  2. Pack strategically: 2–3 “move day” cubes; keep meds/valuables in a day bag.
  3. Luggage transfer: Disney-to-Disney can transfer bags; otherwise plan rideshare or your vehicle.
  4. Park on move day: Rope-drop from Hotel A, transfer midday, enjoy evening perks at Hotel B.
  5. Tickets/LL: Keep everything in one MDE profile; re-confirm resort-guest windows for LL purchases if applicable.

    Hello Steve,

I just noticed an error on your website concerning eligibility for Commissioned Corps NOAA and USPHS to stay at Shades of Green: “Commissioned Corps note: NOAA & USPHS are eligible for Disney Armed Forces Salute tickets but not for Shades of Green stays.”

I am a USPHS CC retiree and have booked multiple rooms and stayed at SoG on two occasions recently. To verify eligibility again, I just checked the SoG website; under Category / “Other Uniformed Services,” you will see NOAA and USPHS listed as eligible.

    Regards … R. Taft
